Pelican Cove is a 20 unit condominium development. Each unit is 942 sq ft with 2 bedrooms, 1.5 baths. The full bathroom is upstairs, and half bath downstairs off family room. Both bedrooms are fairly large, and the master bedroom has two closets.

Currently the monthly regime fees
for owners is $175 which covers all exterior repair, maintenance, roof, siding, windows, and
pest exterminating. Owners do have to get their own HO-6 interior insurance policy. Most
owners say their utility bills avg $75 month. At the moment this project is not approved by
FHA.

The HOA is managed currently by Fred Holland company, but only for some rentals, and HOA management. Most of the units that are for rent are either self managed by the owners or by other professional property managers. There is a community manager onsite who works with Fred Holland Realty.
